Where Do Hazards Hide in School Buildings?
Environmental hazards in schools are often invisible. They hide behind walls, under floors, and above ceiling tiles.
ACMs are found throughout older school buildings:
- Boiler rooms and mechanical areas often contain asbestos pipe insulation and equipment insulation.
- Classrooms may have asbestos floor tiles and mastic adhesive underneath newer flooring.
- Ceilings frequently contain asbestos in acoustic tiles or spray-applied fireproofing.

Factors That Increase the Likelihood of Environmental Hazards
Certain characteristics make some schools more likely to have environmental hazards than others:
- Building age is the most significant factor. Schools constructed before 1980 almost certainly contain some ACMs. And schools built before 1978 likely have lead paint somewhere in the building.
- Deferred maintenance creates conditions for hazards to become dangerous. When ceiling tiles crack, floor tiles break, or insulation deteriorates, asbestos fibers can become airborne. Lead paint that remains well-bonded to surfaces is less dangerous than peeling, chipping, or chalking paint.
- Water intrusion dramatically increases risk. Chronic moisture issues lead to extensive hidden mold growth. Water damage also accelerates the deterioration of ACMs and causes lead paint to fail.
- Renovation and construction activity can release hazards that were previously contained. Drilling, cutting, sanding, or demolishing materials may disturb asbestos or lead paint.
- The local climate creates unique challenges. High rainfall, mild temperatures, and persistent humidity create ideal conditions for mold growth.

Lead exposure is particularly harmful to developing brains. Even low levels of lead can cause learning difficulties, behavioral problems, and reduced IQ. These effects are permanent. There is no safe level of lead exposure for children.
