Atlas Labs tech conducting an asbestos test

If your commercial property was built before 1989 (when the EPA banned it in new construction), there’s a good chance asbestos-containing materials (ACMs) are present.

As a business owner or contractor, you need to know what’s in your building before starting any renovation or demolition work to protect occupants from serious diseases like mesothelioma. And to avoid the costly fines and legal problems that can result from exposure.

That’s where commercial testing comes in. At Atlas Labs, Inc., our certified experts collect samples from your building and analyze them in our advanced labs. We’ll give you clear answers about whether asbestos is present so you can make informed decisions for your property.

How Our Testing for Businesses Works

Atlas Labs, Inc. follows a straightforward process designed to give you accurate results with minimal disruption to your operation:

  1. Property Evaluation: Our specialists start with a visual inspection and look for common ACM locations, like textured ceilings, floor tiles, and pipe insulation.
  2. Sample Collection & Surface Testing: Using specialized equipment, they will safely collect samples from suspect materials.
  3. Lab Test: All samples go to our certified lab for precise analysis.
  4. Clear Documentation: You’ll then receive a detailed report showing ACM locations, conditions, and types.

We offer rush service with same-day results for urgent situations.

Standards We Meet

Why Should I Have My Business Tested for Asbestos?

Commercial properties face unique asbestos risks that make professional testing essential:

Where Asbestos Hides in Commercial Buildings

  • Acoustic ceiling tiles
  • Textured ceilings (popcorn ceilings)
  • Vinyl floor tiles & adhesives
  • HVAC systems & ductwork
  • Fireproofing materials
  • Electrical panels & wiring
  • Roofing materials & flashing
  • Joint compound & drywall mud
  • Elevator equipment

When Is Asbestos Testing for Businesses Legally Required?

Asbestos testing for businesses is often required by law. Skipping it puts occupants at risk and can lead to costly fines. A professional assessment helps you stay compliant and protects everyone in your building.

Here are the most common situations when you need testing:

Asbestos Testing Regulations in Oregon and Washington State

Oregon Regulations

In Oregon, an asbestos survey is required before any demolition or renovation on all commercial buildings and residential buildings constructed before 2004. The Department of Environmental Quality (DEQ) oversees work to protect workers and the public.

You must provide the survey report to the Oregon DEQ upon request. A copy of the survey report must also remain on-site during the renovation or demolition.

Washington State Regulations

In Washington State, a survey is required for any building before demolition, renovation, remodeling, or maintenance work that could disturb ACMs. This applies regardless of the building’s age.

Asbestos surveys must be completed by an AHERA-certified inspector for most buildings. There are also specific rules for notification and disposal of contaminated items. Requirements can vary by county or local air authority.

Who Is Responsible for Testing in Shared Commercial Spaces?

Asbestos responsibility in multi-tenant buildings and shared office spaces can be complicated. Generally, building owners are responsible for common areas, structural elements, and building-wide systems like HVAC and roofing.

Property managers often coordinate testing and abatement on behalf of owners but don’t typically hold legal liability. Tenants may be responsible for materials within their leased space, depending on lease terms, especially if they’re planning renovations.

Contractors must verify that proper surveys have been completed before beginning work that could disturb ACMs.

Before starting any project, review your lease agreement and clarify responsibilities in writing. When in doubt, the building owner should commission a comprehensive survey that covers all areas: protecting everyone involved.
